Overview

Crete is the largest Greek island and a country unto itself — 260 km from west to east, with two international airports (Heraklion and Chania) plus a third opening in 2027 (Kasteli). The island delivers what no other Greek destination can: genuine year-round livability, mild winters (12-16°C), and a real economy with industries beyond tourism. Property here attracts a different buyer than Halkidiki — typically Northern Europeans (UK, Germany, Scandinavia) and retirees looking for a permanent or semi-permanent Mediterranean base.

The western half (Chania region) is greener and more dramatic — White Mountains, Samaria gorge, Balos lagoon, Elafonisi’s pink sand. The eastern half (Heraklion, Lasithi) is dryer, sunnier and more affordable, with Knossos palace and the famous Spinalonga. Prices vary wildly — €1,200/m² inland villages, €3,500-6,000/m² in Chania old town or Elounda.

What makes Crete special for investment: long rental season (April to early November), strong demand from Northern European retirees, and high yields in tourist hotspots. Risks: some areas have oversupply, and infrastructure quality varies dramatically between west (excellent) and remote east (basic).

🌅

Lifestyle & climate

Crete is unique among Greek destinations — large enough to have real urban centers (Heraklion, Chania), four-season livability, and a genuine local culture distinct from mainland Greece. Cretan diet is one of the healthiest on Earth (UNESCO recognized). Locals known for hospitality (philoxenia) and longevity. Active expat communities in Chania, Apokoronas, and Elounda. Excellent healthcare in Heraklion and Chania.

✈️

Getting there

Heraklion airport (HER) — Crete’s main hub, 50+ direct destinations including UK, Germany, Scandinavia, Israel, Russia. Chania airport (CHQ) — western Crete gateway, growing fast. Ferry from Athens (Piraeus) overnight — 7-9 hours. New Kasteli airport opens 2027, will dramatically increase eastern Crete accessibility.

⚖️

Practical & legal

Same Greek property laws apply — no restrictions for EU citizens, simple process for non-EU. Transfer tax 3.09%, ENFIA 0.1-0.5% annually. Crete has many properties without proper building permits ("authairetes") — always verify legal status before buying. Coastal building has strict zoning — work with local lawyer who knows specific municipality rules.

Frequently asked questions

Should I buy in west or east Crete?+
West (Chania) for premium, lifestyle and resale value. East (Heraklion) for higher rental yields and lower entry prices. Elounda is the luxury exception in the east.
Is Crete good for living year-round?+
Yes — winters are mild, healthcare is solid in the cities, expat communities are large. Better year-round option than any Cyclades island.
How is the short-term rental market?+
Very strong in tourist zones (Hersonissos, Chania town, Elounda). 70-90% summer occupancy. Quieter inland — better for long-term rentals to expat residents.
Any risks I should know about?+
Unpermitted construction is common — always check legality. Some remote eastern villages have weak infrastructure. Earthquakes happen but construction codes are strict.
