Greece's Golden Visa is the most accessible residency-by-investment program in the European Union. With a property purchase, you receive a 5-year renewable residency permit that covers your spouse, children under 21, and parents. Combined with Schengen freedom of movement, it has become a major draw for investors from Russia, China, Turkey, Lebanon, the UK and the US.

But the rules have shifted in 2024 and 2025. Here is what applies in 2026.

What the Golden Visa actually gives you

A Greek Golden Visa grants:

  • 5-year residency permit (renewable indefinitely as long as you keep the qualifying investment)
  • Schengen Area freedom of movement β€” visa-free travel across 27 European countries
  • Family inclusion β€” spouse, children up to 21, and dependent parents
  • No minimum stay requirement β€” you do not need to live in Greece (unlike Portugal or Spain residency)
  • Path to citizenship after 7 years of residency (with Greek language requirement)

It does not grant:

  • Right to work in Greece (the residency permit is for residence, not employment)
  • EU citizenship (you remain a citizen of your home country)
  • Tax residency automatically (only if you spend 183+ days per year)

2024 threshold changes (still in effect for 2026)

This is the most important change. Greece raised the property investment threshold in 2024 based on region, replacing the previous flat €250,000:

Key implications:

  • The €250,000 entry point still exists, but only in specific zones or restoration projects.
  • Premium destinations now require €800,000 β€” putting them out of reach for some investors.
  • Halkidiki most areas fall in the €400,000 tier, making it competitive for Golden Visa buyers.
  • Most of Crete (outside Chania and Heraklion city centers) is €400,000.

Eligible investments

The Golden Visa accepts several investment types:

  1. Real estate purchase β€” most common, single property or combination
  2. Capital contribution to a Greek company β€” €400,000+
  3. Government bonds β€” €400,000+, 3-year holding
  4. Bank deposit β€” €400,000 in a Greek bank
  5. Shares in a Greek REIT β€” €400,000+

For 95% of applicants, real estate is the route.

Application process timeline

Realistic end-to-end: 4 to 8 months.

Phase 1: Property purchase (6–10 weeks)

Phase 2: Document preparation (2–3 weeks)

You will need:

  • Valid passports for all applicants
  • Birth/marriage certificates (apostilled and translated)
  • Clean criminal records (apostilled, max 90 days old)
  • Greek health insurance for first year
  • Property purchase contract and notary documents
  • Proof of payment (bank wire receipts)
  • Application forms (we provide and translate)

Phase 3: Biometrics appointment (1–4 weeks wait, then 1 day in Athens)

All applicants must appear in person at the Athens immigration office for fingerprints and photos.

Phase 4: Processing (4–6 months)

The Greek Ministry of Migration reviews your file. You receive a temporary residency permit immediately after biometrics β€” valid for travel.

Phase 5: Permanent card issuance (after approval)

You receive a physical residency card valid for 5 years. You can renew indefinitely.

Family inclusion: who qualifies

  • Spouse (legally married)
  • Children up to age 21 (extended to 24 if in higher education)
  • Parents and parents-in-law (if dependent)
  • Cohabiting partners (Greece recognizes registered partnerships)

All family members receive their own 5-year cards, identical rights as the primary applicant.

Schengen freedom: what it actually means

A Greek residency permit lets you travel freely (up to 90 days in any 180-day period) across all 27 Schengen countries: Germany, France, Italy, Spain, Netherlands, Austria, Belgium, Sweden, Norway and others.

It does not give you the right to live permanently in another Schengen country β€” for that you would need that country's residency.

Who is the Golden Visa actually right for?

Good fit:

  • Investors from non-EU countries who want EU residency + travel freedom
  • Families looking for a "Plan B" residency without relocating immediately
  • Buyers who would purchase Greek property anyway and want the visa as a bonus
  • Retirees planning eventual Greek tax residency (lower rates on foreign pensions)

Poor fit:

  • EU citizens (you already have unrestricted EU rights)
  • Buyers solely focused on rental yield (€800k or €400k tied up in real estate has opportunity cost)
  • Anyone needing to work in Greece (this is a residency, not work, permit)

Recent and upcoming changes to watch

  • Increased thresholds in 2024 β€” described above
  • Pending: Investment-only tier, which would allow non-real-estate qualification at €250k–€400k β€” still in legislative review
  • 2027 reviews expected β€” historically Greece has raised thresholds during economic recovery; do not assume current rules will hold long-term
