Halkidiki is not one place. The peninsula has three "fingers" (Kassandra, Sithonia and Mount Athos), and within them are 50+ distinct villages, each with its own character, price tier and buyer type. After a decade of running rentals and now sales here, we have strong opinions.
Here are the 10 villages worth your shortlist in 2026.
Kassandra (the first finger)
Closest to Thessaloniki airport. Most developed. Best for first-time foreign buyers.
1. Sani
The most upscale corner of Halkidiki. Home to Sani Resort — a five-star complex with its own marina, golf course and music festivals. Villas in Sani start at €450k for 90m² and reach €2M+ on the seafront.
Best for: Buyers who want luxury infrastructure on their doorstep, plan to use the property as a serviced second home, prioritize resale liquidity.
2. Kallithea
The original Halkidiki resort village. Walking distance to long sandy beaches, restaurants, nightlife. Apartments from €120k, villas from €250k. Very strong summer rental market.
Best for: Investors targeting Airbnb rental income. Younger buyers who want bars and restaurants on foot.
3. Chaniotis
A more relaxed Kallithea — beach, restaurants, but quieter. Villas €280k–€500k.
Best for: Families who want resort amenities without the noise.
4. Pefkochori
Kassandra's southern tip. Big beach, big resort feel, but at lower prices than Sani or Kallithea. Apartments from €90k, villas from €200k.
Best for: Budget buyers who still want walk-to-beach. Strong yields for the price.
5. Paliouri
Quieter, more elevated, beautiful sea views. Smaller village feel. Villas €250k–€450k.
Best for: Buyers who want sea views and quiet, willing to drive 5 minutes to beach.
Sithonia (the second finger)
Less developed than Kassandra. More natural. Crystal-clear water — the best beaches in Greece, in our opinion. Buyers who go to Sithonia rarely consider Kassandra after.
6. Nikiti
The gateway to Sithonia. A real working Greek village with old town, fishing port and beaches within walking distance. Apartments €130k–€220k, villas €260k–€500k. A favorite of Serbian buyers — large community, driving directly from Belgrade in 9 hours.
Best for: Buyers who want authentic Greek village + beach access + a real foreign community. Our most-recommended village for first-time buyers from Serbia.
7. Neos Marmaras
Larger, with marina and direct ferry to Mount Athos peninsula. Year-round amenities (banks, supermarkets, doctors). Villas €280k–€600k.
Best for: Buyers who want a "real" town with year-round services rather than a summer-only village.
8. Vourvourou
The Lagoon. Calm shallow waters, perfect for families with young children. Limited construction (zoning protection). Villas €350k–€800k.
Best for: Families with kids. Buyers who want exclusivity and water access.
9. Sarti
Down the east coast of Sithonia. Spectacular beaches, friendlier prices than Vourvourou. Apartments €100k–€180k, villas €230k–€450k.
Best for: Bargain hunters who do not mind being 90 minutes from the airport. Strong summer rental potential.
10. Kalamitsi
The southern tip of Sithonia. Wild, beautiful, end-of-the-world feeling. Limited services — supermarket and taverns in summer, mostly closed in winter. Villas from €280k.
Best for: Buyers who want true escape. Be honest about your tolerance for off-season quiet.
What to ask before choosing
- How will you use it? Summer-only rental → Kassandra. Long stays + rental → Sithonia.
- Driving or flying? Driving from Central Europe → easier Kassandra. Flying → both work.
- What is your budget? Under €200k → Pefkochori, Sarti. €200k–€350k → Nikiti, Chaniotis. €400k+ → Sani, Vourvourou.
- Foreign community matters? Nikiti for Serbians, Kallithea/Sani for Germans, less so elsewhere.
- Year-round services? Neos Marmaras and Nikiti are the only two reliably open year-round on the peninsula.
